How to Choose the Right Roofing Material for a Michigan Home

Choosing a roofing material isn’t just a cosmetic decision — it’s a long-term investment in your home’s structural protection. Michigan’s climate creates unique demands: sub-zero winters, ice dam formation, heavy spring rains, and summer heat all test roofing systems differently. Here’s what Dearborn and Detroit Metro homeowners should know before making a decision.

Asphalt shingles dominate Michigan roofing for good reason. They’re cost-effective, widely available, and — when properly installed with the right underlayment and ventilation — perform well in our climate.

There are two main types:

  • 3-Tab shingles are the entry-level option with a flat appearance. They have a shorter lifespan (15–20 years) and are more susceptible to wind uplift.
  • Architectural (dimensional) shingles are heavier, have a layered look, and typically last 25–30 years. This is what NorthWest Construction recommends for most Michigan homeowners.

For maximum durability, look for shingles with a Class 4 impact resistance rating and a wind warranty of at least 130 mph — both important in the Detroit Metro area where spring hail and high winds are common.

What About Slate or Tile?

Natural slate and clay tile are beautiful but rarely practical for Michigan homes. Both are extremely heavy, requiring structural reinforcement, and slate in particular is susceptible to freeze-thaw damage if not properly installed. Unless you’re working with a historic property, we generally recommend against these options in our climate.
