5 Warning Signs Your Roof Needs Replacing

Michigan winters are hard on roofs. Freeze-thaw cycles, ice dams, heavy snow loads, and spring storms put constant stress on your shingles, flashing, and underlayment. 1. Your Roof Is 20–25 Years Old

Most asphalt shingle roofs installed in the Detroit Metro area have a practical lifespan of 20 to 25 years, even if the manufacturer warranty runs longer. If your home was built or re-roofed in the late 1990s or early 2000s, it’s time for a professional inspection. Age alone doesn’t mean your roof has failed, but it does mean hidden deterioration is likely.

2. Shingles Are Curling, Cracking, or Missing

Healthy shingles lie flat and have a consistent color. When you start seeing shingles that are cupping at the edges, cracking down the middle, or gone entirely after a windstorm, the protective layer of your roof is compromised. Missing granules — those small, sand-like particles that collect in your gutters — are another sign that shingles are nearing the end of their life.

3. Daylight Through the Roof Boards

If you can see light coming through your attic ceiling, water can too. Inspect your attic on a sunny day with the lights off. Streaks of light or moisture staining around the rafters and decking indicate that your roof’s waterproofing has been breached and replacement is almost certainly needed.

4. Sagging Roof Deck

A roof that visibly sags or dips between the rafters is a structural warning sign. Sagging usually means the roof decking has absorbed moisture over time and is beginning to rot. This issue doesn’t fix itself — a sagging deck will continue to worsen and can eventually lead to collapse.

5. Persistent Leaks or Water Stains on Ceilings

A single leak after an extreme storm isn’t always a death sentence for a roof. But if you’re seeing recurring water stains on your ceilings or walls — especially after normal rainfall — your roof’s ability to shed water has been seriously compromised. Multiple leak points usually mean the underlayment has failed, which requires full replacement rather than patchwork repairs.
