“What’s the roofing guarantee?” is one of the most common questions we get, and it’s the right question to ask. It’s also one where the answer from most contractors is vague enough to be meaningless.
Here’s what Dearborn, Dearborn Heights, and Detroit Metro homeowners should actually understand about roof warranty coverage before signing anything.
There Are Two Separate Guarantees on Every Roof
This is the single most important thing to understand, and it’s where most confusion starts.
The manufacturer’s warranty covers the shingles and roofing materials themselves — defects in the product. If the shingles crack prematurely, lose granules well before their rated life, or fail because of a manufacturing flaw, that’s the manufacturer’s responsibility.
The contractor’s workmanship guarantee covers the installation — how the roof was actually put on your house. Flashing that wasn’t sealed properly, nails driven in the wrong place, valleys that weren’t lined correctly, ventilation that wasn’t balanced. None of that is a product defect, so none of it is covered by the manufacturer.
Here’s why this matters: the large majority of roof leaks are installation problems, not material defects. A 50-year shingle warranty is worth very little if the crew that installed it offers a one-year guarantee on their own work.
What a Basic Manufacturer Warranty Covers
Every reputable shingle carries a standard limited warranty. Read the fine print on these, because they are narrower than they sound:
- Prorated coverage. Many standard warranties cover full replacement value only for the first several years, then decline steadily. A claim in year 18 of a “lifetime” warranty may pay out a small fraction of the material cost.
- Materials only. The standard warranty typically covers the cost of replacement shingles — not the labor to tear off the failed roof and install the new one. Labor is usually the larger number.
- No installation coverage. If the failure traces back to how the roof was installed, the manufacturer denies the claim.
What an Enhanced System Warranty Covers
Manufacturers offer stronger coverage, but only through contractors they have certified. GAF, the largest roofing manufacturer in North America, is the clearest example.
To qualify for GAF’s enhanced warranties, a contractor has to be certified by GAF and install a complete GAF roofing system — not just GAF shingles, but the matching underlayment, ice and water shield, starter strip, ridge cap, and ventilation components. Mixing brands across the system disqualifies the roof.
The GAF Golden Pledge® warranty is the top tier, available only through GAF Master Elite® contractors. It covers both materials and workmanship for 25 years, includes a factory inspection of the finished roof, and is transferable to a new owner if you sell the home.

The Questions That Separate a Real Guarantee From a Sales Line
When you’re comparing bids from roofing companies in Dearborn Heights, Dearborn, or anywhere in the Detroit Metro area, ask these:
- What is your workmanship guarantee, in years, in writing? A verbal “we stand behind our work” is not a guarantee.
- What manufacturer certification do you hold? Certification level determines which warranties you can actually offer.
- Is the enhanced warranty registered with the manufacturer after the job? Enhanced warranties have to be filed. If nobody files it, you don’t have it.
- Is it transferable? And how many times?
- What specifically voids it? A contractor who can answer this clearly has read the document.
- Who do I call in year seven? If the company’s answer is a national call center, ask what happens when they’ve moved on.
What Actually Voids a Roof Warranty in Michigan
Michigan’s freeze-thaw cycle makes one of these far more likely than homeowners expect:
- Inadequate attic ventilation. This is the big one. Manufacturers require balanced intake and exhaust ventilation, and they will deny claims on roofs where trapped heat and moisture cooked the shingles from underneath. A contractor who installs new shingles over an under-ventilated attic has just handed you an unenforceable warranty. We assess ventilation as part of every roof evaluation for exactly this reason.
- Mixed-manufacturer components. Using one brand’s shingles with another brand’s underlayment or ridge cap breaks the “system” requirement on enhanced warranties.
- Unauthorized repairs. A cheap patch by another crew in year four can void coverage on the whole roof.
- Unregistered warranties. Enhanced coverage that was never filed with the manufacturer does not exist, regardless of what the sales sheet said.
Get It All in Writing Before Work Starts
A written proposal should state the manufacturer and product line, the specific warranty being offered, the length of the workmanship guarantee, whether the warranty is transferable, and who is responsible for registering it. If any of those are missing from the paperwork, they are not part of the deal.
